Self Managed Associations, Real Estate Agents, and Small to MidSize Property Management firms have to balance offering 24 hour availability with the demands of their personal lives.  Our responsibility is to be available to our clients as soon as possible.  Family commitments, Illness, or other commitments are a part of life  and this creates tremendous pressures for property managers to be ready to handle their client emergencies when they arise. 


AFTER HOUR EMERGENCY LINE:

For clients who wish to have assistance answering their calls, we provide an after hour repair line service. Our team has on call staff answering phones, and if a call does slip to voicemail, several members of our team are immediately alerted.  In addition, we have a night team that scans our voicemails to alert our night managers to contact tenants or they will follow the instructions provided by the property manager.

We provide you with a back up system to nights when you may not be available.


MAINTENANCE CREW MANAGEMENT:

Some property managers struggle to find a reliable crew to handle smaller projects such as:  make readys, or small leaks with any reliability. Our firm has insured teams that we can send out on your behalf to your property.  If you want us to help coordinate scheduling repairs and maintenance, we can take your vendor crews plus our established list, and send them out to jobs on your client's behalf. Our system includes :

1) Taking repair calls or written requests
2) Creating Work Orders and sending them to the contractor via fax/email
3) Coordinating with the tenants regarding the repair
4) Contractor contacts our firm to provide notes and updates that we relay to the manager
5) Matching Bills to Work Orders
6) Sending out Bills to Approve Payment to Manager or Authorized Party
